If the lender takes possession through foreclosure there will be no proceeds going to the ex-homeowner regardless of the eventual sale price.Steph - I do hope you are taking into account any prior liens / encumbrances when you are doing your analysis.

A thought I had (form an REI club teleseminar) was to tie up the property in a contract, then do an auction, with people coming to view the house on the final days of the auction.
