I did actually figure out the whole guru thing is a scam.

I see at least 5 different ways Landlords can turn this into a scam and abuse the provisions without violating the provisions.The main way to abuse this is as follows:A Landlord has a property that normally rents for $500.00 a month (Lets just say a Ozark rundown trailer).

I don’t invest with mom and pop syndicators but that doesn’t mean sponsors who have been in the business for 20+ years and have more than $1B in assets would not try to scam the investors either.

The property tax issue you encountered is a common mistake new investors make as new assessments come only after the close of your transaction. 

Nonetheless, the contingency budget is essential, as real estate projects often encounter unexpected costs.

The last few scam artist that I ran in to caused it to slow then the problems I mentioned above allowed me to let it fall away. 

It is fun and exciting and the best way that I have encountered to create wealth. 

My reasons: > It is insurance for the future.. that insurance pays for potential layoffs (if you're a W2 or 1099 employee), any health issues you or other family members may encounter > Freedom!
