Hello BP,We're in the beginning stages of completing a contract for our first BRRRR deal and have been wondering about ways to protect ourselves in the event we're not able to refinance. 

I'm in the beginning research stages of purchasing a rental property as well.

Looking to meet others at any stage in their real estate career who do rental properties to better learn the perils of start up through mature business.

Ideally would like to hit this number in 10 years, 2028.My Strategy:While working a day job...Using the BRRRR method for SFH (3 bedroom 2+ baths near elementary/middle schools in a good school district).

I own several properties in the San Francisco Bay area and the tenant pool that has recently been attracted to one of my vacant properties has been utterly entitled- as evident from their visit all the way through to their references (in cases where we get to the application stage).

Didn't skimp on staging and marketing.

I'm thrilled to be posting for the first time, as I'm in the early stages of getting started developing rental properties in the Washington, DC / Frederick, MD area, and have a question about when to include my GC.
