As an example, here's a property I found in a quick 5 minute search of Zillow: http://www.zillow.com/homedetails/306-Landon-St-Bu...A price of $39,900 is almost unmatchable by anything in my local market, and assuming this property could be easily rented (I'm not familiar with the market in Buffalo so obviously that could be a naive assumption), then it should seemingly be easy enough to get a strong ROI on this property.

They are selling their program to mentor and help you reach that goal in 6 months (Me Calling leads from Listsource.com to find deal, Finding owners (propstream) having discussion, Sending Letters of Intent (after they have ran the deal thru an analyzer to make sure it makes $ sense, Then finding the funding/investors in their network) and then to help you stabilize and refinance and pay off the Investors/Syndication.

I’m perplexed as to buy a SFR or multi unit like a duplex or triplex for my first rental property, I cannot house hack so I’m reaching out for suggestions.

You can transfer the funds from your rental account to your personal account each month.Having a separate checking account for your rental side is a good idea, so that you can easily track any expenses specifically for that side of the house and directly deductible from your rental income.I setup a checking account for each property I own and use a debit card for the account for any specific purchases.

What generally is conspicuous by its absence is any metric that measures performance as the laundry vendors want to avoid that as the intent of the lease is to be construed as a real property lease and not a service agreement (which can be more easily cancelled).

Additionally, reaching out to other developers for their insights on the timeline's reasonableness could provide a bit more perspective.
