Converting to multifamily is frowned upon where I live, and it seems they (the planning board) would rather a building rot to the ground before they will allow conversion to multi-family.

But as long as I do not repeat any mistakes, it will be okay.Yesterday I did a dry run at the courthouse on the day for eviction cases - I was suprised to learn that 90% do not even show up to court.

For instance if you retain knowledge by reading, I too would recommend What Every Real Estate Investor Needs to Know About Cash Flow however be forewarned that it can be a very dry read, especially if you have little knowledge of the concepts.
