I normally end up telling the tenant before they leave that I'll hold the deposit until the bills settle out, deduct those, and send them the rest assuming there are no damages (unless for some reason they'd prefer to keep them separate).

A year or two of  driving and parking on it will compact it rather well .A good base is required for asphalt or concrete .Most of my properties are gravel , when I want to dress them up I bring in a ton or two , and spread it with the loader , and it looks as good as new

So how are we supposed to do repairs for a sale when tenants want 24 hours notice and are not cooperating.We have a timeframe to get them done and repairs required need her to make room and move possession.Termite damage and repair, electrical work and install baseboard heaters.Her possessions are blocking all access.
