. - I think the OP did get this at Sheriff Sale rather than the TCB sale; remember that municipal lien thing I posted a few weeks back - that is what is at play here.The judicial sale to extinguish liens can extinguish an IRS lien subject to IRS redemption rights (which are the greater of at least 120 days or the redemption period that the owner gets).

The market you are sending to is very competitive.If this is your first direct mailer, you just have to be more patient. 1/700 is a very low rate of response though, OP (even for your first send out).

Note to self, don't list the address in your vacant listings anymore....OP's post makes it sound like they broke in, I doubt that they were duped by a fake landlord.
