If dirt, and any fuel etc. leaked into the ground you may be required to clean up, and that could be expensive, same if there are any underground tanks.

I am in NJ, the loan amount is for 130k, I am putting 40k down, 1500 legal fee is for his attorney to prepare the legal docs, examine my LLC, and he claims it to be a standard legal fee that will be on my HUD1the 750 commitment fee came with a much longer explanation, essentially saying that the commitment was to ensure that once he allocates the capital to go into the loan that the borrower will close with him, not go elsewhere or let the deal sit.

I almost want to say that there are stiff penalties for that and they're listed in the docs you sign as an owner occupant.Check with your realtor that you used on the deal.They might have something.But don't rent it or sell it and hope for the best.

If you are doing the assignments properly, then you don't need a license, but you have to make sure your docs are solid and legit, and that you are executing properly.

The loan may remain in the sellers name and they may be officially responsible, but the buyer signs docs that they will pay making them legally responsible between the buyer and seller, not as far as the lender is concerned.For taxes and insurance, the new owner, the buyer, is 100% responsible, but if they fail to perform, the sellers subject to contract should allow for them to take title and possession back from the buyer.

Missouri has the safety course for hunting but I was before the born on date, they assumed that allold guys hunted for food as kids I guess.Psyc exams are too expensive to review and analize since it needs to be a doc, shrink, physcologist.
