I am not an expert of every city, but I do know a few in the mid-Atlantic and have properties in the Philly are surrounding areas.For the areas I know, you can get what you are talking about in Kansas city also in Philadelphia, Baltimore, Allentown PA, Troy NY, Trenton NJ, Wilmington DE, and Camden NJ.

What we should be looking for is similarities in: square footage, amenities, view, age of house, rehab styles (all rehabs are not equal), alley vs no alley, through street vs cul-de-sac, corner lot or no, east facing vs. west facing, and 15 or other criteria that affect value.

Where I live, it appears people prefer the cul de sac that takes 30 minutes to get out of the subdivision style living arrangements.

You're confusing Wilmington, DE with the rest of the country. :) With the exception of the few years of the housing bubble, prices in this neighborhood of Wilmington have remained essentially unchanged since the early 90's.

Ground up requires solar panels and usually appraise better, but modular homes are cheaper, require less on-site construction (usually 2-3 weeks only), don't appraise as high, and tenants cannot tell the difference.
