I use their "Resident Portal" feature so my tenants can pay online; costs only 50 cents per payment, which I absorb -- and my tenants are delighted.

I heard a guy say that 4% cap was a great deal on a buy and hold in NYC and I almost choked on my food when I heard that LOL!!!! 

Typically when a landlord asks for a receipt of the food they really bought all those expensive foods suddenly disappear.Gail

Reno seems like a good place to WFH since we have many recreational activities (ski/snowboard/hikes), all the typical shopping/stores (whole foods, trader joes, coscto, 3 big malls) and of course nightlife at the casinos.

Food for thought

I've always lived paycheck to paycheck, and even let others care for me financially while I blew my money on food, and video games.

When I say challenging I mean that there is a lot of work to be done to improve access to services, food, gas, better schools, jobs, etc..

I had one eviction where the tenants left about 4 days before the eviction was finalized, the power had been turned off which lead to all the food in the fridge rotting.
