A person generally cannot legally claim an interest in something for which one has not paid, so I wouldn't be particularly concerned about the paralegal aspect of it.If it were my place, I would write it off and just look to lease it to someone else.

HOW MUCH IS THEIR RENT.. section 8 has defined rent amounts for buildings, if they are below market as them what the process is.I had houses in Easton PA, had one section 8 tenant who was great, one that lasted 6 months and I had to rebuild the apartment afterwards.

Same aspect to loan servicing or collection of hospital bills or car payments clearing some collection service, if the obligation exists then the collector is entitled to additional late fees.But if there is no financial risk to a collector they are only passing funds through as received, that's simply management.

Leases:  You can add a define field in the tenant file to include when the lease expires and have it show up on all documents.You can type a form via Microsoft Word, covert it to QuickBooks and have it ready to print out any time you want.The same way with marketing.
