@Kim Leduff have you dug deep on both plans?

I only use them for a few things now, budgeting / projections but I'll have to consider expanding them into deep analysis stuff like you've mentioned.

@Kristian Lind, you know the market and scenarios best, do a deep level proforma for each scenario. 

I knew deep down that by July or August,  he'd know if things would be finalized. 

Hey everyone I am looking into this area and before digging in really deep I wanted to see if anyone has an average number of what it costs per SqFt to build an apartment in the springs.

you have a lot to think about on your plate right now. while it sounds sexy, jumping basketballs deeps into something without a plan is never a good idea. 

We removed every plant and blade of grass and we dug the yard 6 inches deep, poured slurry (a concrete & sand mix) and we put rocks on the tree belt and where we removed the trees and plants.We removed all the dishwashers and garbage disposers, painted outside the entire building remodeled one unit, installed a tankless water heater that provides hot water and removed a fairly large hokey balcony the previous owner installed.

So we have a net investment gap/shortfall of $325-350k in order to make a cash offer on the land.I have friends and family (and friends of friends) with deep pockets.
