I still have the other property left and I think I will keep it at least for several more years.I have been doing necessary repairs and upgrades on the property that I still owe including some that I foresee I would've had to do in the near future.

But people have said on this forum that his track record isn't good, so I'm trying to find people who have invested in his full lifecycle deals to get more perspective.The deal I mentioned has an assumable fixed interest rate (for 5 years) of 5.3%, so interest rate jolts are less of a concern there.

You’d need to file the Articles of Organization with the Colorado Secretary of State (the cost is around $50), get an EIN from the IRS (which is free and can be done online), and possibly draft an operating agreement, which isn’t required in Colorado but is still a good idea.

Ok here is the thing Darnell, for private lending we weight ~40% on the property "deal" itself, and 60% on the Operator themself; if they know what there doing, can they pull it off, do they have the "chops" for it, are they contingency ready, etc etc..

I'm pretty sure this is allowed within California based on articles by CRES Insurance, but unsure about how to send clients to other state realtors as a finder.My question is: If I make agreements with realtors in various states outside California, can I send them clients and collect finder fees?
