Based on what I know, if the damage is done, its done.  

While out, I found a house with fire damage and made note of the address.

We are now left with a leaking shower and no trim due to the water damage in the bath room.

The winters are more harsh in Indy but Birmingham has had tornado damage in recent years.

If you hadn't had them checking, you could have been in for even more damage. 

There are some policies (I forget which ones off the top of my head) that allow you to sue the tenant's insurance company for damage or loss arising from the tenant's misdeeds.

We are currently gutting and renovating a one bedroom unit and will have over $3000 in that unit alone when it's done.Under-estimating repairs can seriously damage your numbers, so make sure you check them again. 

Talk to your insurance agent about what kind of policy you need them to have to cover damage arising from their actions.

Hello All, Recently purchased our first house that we are flipping, and there was small fire that was isolated to the kitchen and did not affect any of the house structure, which was confirmed by an inspector who said there were no signs of any fire damage in the kitchen or the attic.

So you may have a gutted bathroom, missing electrical panel, rotten floors, water damaged cabinets, and on and on and on.
