I have definitely had to get creative, doing a ton of reading and conversating, but I'm absolutely okay with that because my long term goals are worth it.  

Target properties that have been on the market for a lengthy period of time and try the creative financing aspect. 

I can probably do well with this amount of cash as well, but it limits the type of properties and markets I can purchase unless I start getting more creative with financing.Are you aware of any lenders that might allow closer to 80% LTV HELOCs on investment property?

Another personal but I guess less serious goal of mine is to become @Scott Trench's best friend, as I have at long last found another punny individual whose genius is widely misunderstood by his entourage.
