@Jim Chesmore it's a combination of SFRs, small MFRs, and a couple of apartment complexes.

If you are investing in a different state every couple of years an LLC might be more trouble than it is worth as you'd have to foreign qualify it in every new state you intend to operate in.

I’ve got a couple years local experience I’d be happy to share. 

A couple of them balked at that.- Is every fee/number negotiable with these folks?

We do own a number of great rental properties in Big Sky but have not bought anything locally for the past couple years, may need to wait for the next cycle.  

But given that the clock is ticking (about 75 days), and I don't have a team or infrastructure in place (broker, PM, etc), I'm not sure how likely that is.I've spoken with a couple folks who broker DSTs, but the returns are low (7% max) and the exit options aren't great.
