We have rehabbed quite a few cat peee houses where you could barely breathe when you went in, we will typically replace baseboards in problem areas and cut the drywall up about three inches or so, and then seal the areas with a couple coats of shellac. 

Not those flimsy 1/4 in copper lines that bend when u touch them

The way it happens might help…I had a $2k water bill that was not covered from copper theft.You believe they didn’t shut off the main first?

I can guarantee you that this tenant and their lawyer will crush you, the money saved on taking this on by yourself will be pennies on the dollar to what you would save with an attorney.  

My first 12-15 deals I used a realtor and it was worth every penny to focus on growth and investing and not all the aspects of marketing.

In my area I always check to make sure the water line coming into the house is copper, not galvanized.

A fresh coat of paint done right will make a house in need of a paint job shine like a new dime!
