What is common practice?

(I had reached out to them on some of their listed properties which led them to send me some off-market stuff.)For those of you considering doing the same, I did research into several dozen MSAs, looking for those that had steady employment and population growth and had recovered pretty well from the recession. 

Minimal debt.I have no living expenses with my employment situation.Would love to hear about ways I could get my hands on the cash/lending to win this auction.

I've heard various methods for covering closing costs between the buyer and seller but was wondering what is most common?

Ergo my banker wanted to know where they came from :)  but foreign money coming into the US is very common and its not a security or anything like that unless your doing a securities offering..But you can PM me if you wish for further details.but good job.. once you land those investor they tend to be LONG term great partners..

Some of the most common ones I have come across in biggerpockets are - Birmingham AL, Boise Id etc among other places.

More commonly they will be ARM loans or have balloon payments.

I currenty just save in savings account that compounds at 1.8 percent and dump 15% of income into 401k plus a 5% match from employer .

I will be self employed in the US so banks won't want to touch me a Real Estate Investment loan/ regular mortgage for about 3 years.My Question -Could I get your suggestions on what way you guys would go about investing the $650k cash into Residential Real Estate if you had no credit yet/ access to mortgages/ or loans etc.
