It will address things specific to a roommate situation like using and cleaning shared common areas, cleaning responsibilities, quiet hours, etc.

@Martin Zavala this is a common problem growing landlords have.Placing your first few rental properties with the company that insures your home and auto is a great place to start off and find decent coverage at an affordable price. 

Go the FHA 203k route and build equity in the home, refinance after the loan seasons, and if you invest right, the total cash into the deal will be low (commonly called the BRRR method).

-When you do get them what type of work do you commonly get them for?

Although for a small property you may not have common water utilities like pool, laundry, etc , though you may have lawn irrigation.e.g.

MAke sure the numbers work and you cash flow, if not try to offer below asking for both deals where the numbers make sense.
