Are we truly expected to clear the whole driveway in these circumstances?

I'm unfortunately not in a position to purchase an investment home due to my current circumstances taking the leap of faith and moving from a W-2 to a 1099 last year, so I'm looking to see what I can do to get into the investing game. 

I would like to know if there is any one or any company that will approve a refinance and/or an investment loan based on my current circumstances?

Within my circumstances, what should I be looking for in terms of housing?
