I will tell you if I could have put down 5% instead of 20% on my 7 properties I would only be into them for about a total of $70,000 instead of close to $400,000 which would have allowed me to purchase an additional 5-6 properties if not more.

I am taking a loan of $280,000 but for some reason, the lender I am talking to is charging me about $6800 of lender fees in the closing costs quote that he provided, along with other overpriced charges that I have not received when I got a previous loan from a different lender in California.

I have an off listing property that was presented to me needs everything redone hasn’t been renovated since 1958 seller was asking 350k for 2/1 with back room having potential to become another room if closed off what’s a good price to offer to seller since I have to do a complete rehab 

I am a federal employee as my day job and intend to stay in real estate investing (BRRRR, and rental properties) as a way to cash flow.I plan on purchasing my first BRRRR this year as part of my initial learning experience.I became interested in real estate due to a close friend of mine who is a realtor, broker and lender.

What I do, however, do is this -Prior to the appraisal even being ordered, I put a CBS code on the supra box and keep it a closely-guarded secret.

I put a Wi-Fi remote thermostat in her house so I always know what the temperature is upstairs and when it gets too hot I just closed the dampener in the basement and the furnace.

I just closed on it three weeks ago and I’m asking for anyone out there with any good recommendations.

The other constraint, the seller is not interested in a 1031 exchange if it means owning/managing another property.So far, the only concept I can think of is something like a contingent title transfer upon closing.  

Tomorrow, I am closing on deal that will be about $600k.
