LOLAnd with the melt down most subs that failed in 07 to 2010 you can pick up the lots far cheaper than you can develop new. that is why there was virtually no new development for so many years.

So I think that's viable. in better markets obviously there is little to no new construction in many cash flow markets because you can buy homes that are existing for so much cheaper than replacement cost.. that is a barometer of a market though..

The building only has one incoming power meter from the utility, and then there are individual submeters for each tenant.As a result of this, the single power bill I get is very large, and I get cheaper power because we are on an industrial rate schedule.

In fact, I charge cheaper rent than the competition around me, and I let my tenants make bi-monthly payments if they wish, or just pay at the end of the month.

This should be recited in the divorce agreement as the POA can be terminated, as agreeing to provide the POA or a QCD.As to funds, your dad giving you money can be a gift and a taxable event for you.

The one that does has over 550 properties she manages and gets discounts on the work she has contracted out (brings these guys lots of work) so it ends up being cheaper anyways.

I think Bill Gulley mentioned how to gift a % of property ownership year by year so that the gifting per year never reached the taxable limit.
