They don't care about the house.....how do I contact them saying I want to buy it?

If you need the interest only payment period to get a property stabilized, that is pretty typical in bridge loans for larger multifamily properties, but that is going into the property with the expectation you are going to be doing some substantial work to increase the cash flows accordingly, versus buying a property that has been relatively well taken care of and good property management in place.

I plan on living on 25% of that and using the additional 75% to invest.

If your plan is to sell it, generally it is a bit tougher for buyers to get financing to purchase a manufactured home than it is to purchase a modular.

That said, we don't need to be next to family but being somewhat close by has advantages so those places are favored somewhat.The strategy is to buy, househack a value-add multifamily for 2 years then rinse and repeat until we can build up enough capital to either start developing, move to larger multifamily or the wife wants to start a senior care facility. 

Secondly, if this strategy qualifies for the STR loophole, would I further be able to run a cost segregation study on the unit that I plan to STR, in order to take advantage of bonus depreciation? 

I built my portfolio from 2019-2021 and then moved back to California.There are a lot of great spots in Detroit but you do need to be careful.

Problem is I don't want this attracting tenants who cannot pay, or making them think "who cares, I don't have a deposit to lose".What do you think about using this in lieu of a standard deposit?
