If all goes (somewhat) according to plan we will have a tenant in Feb 1 of 2021.And if we can get the construction budget down to $150k we will walk away with a brand new home that cash flows $350-$400/month using the 50% rule and we won't have left a dollar in the deal. 

If your property's next door neighbor is a roach motel and the comps' neighbors are brand new Paneras, Starbucks, and the best neighborhood in town, that's a pretty flimsy rent comp assumption!

Besides those two things, there are other variables like brand name recognition, fees/splits, office location and policy, mentorship opportunities, and training, arguably one of the most important things.Good luck with your decision!
