I wouldn't feel good about giving it my "brand" without having actually walked the place.That said, I do know a few folks with enough experience that they buy based on a picture and general knowledge.

Thanks everyone.On the pet deposit these buildings are older from the 80's and the tenants have been there awhile and the carpets have reached the end point.So I would rather have the upfront pet fee than a deposit.When these tenants move out the carpet will be replaced because of age anyways.If it was brand new carpet just put in I might feel different.Thanks for the other ideas with the car.Since I took this over some tenants are saying they don't have the money etc.

With a Homepath Renovation Loan, I could get $35K above, and I was thinking I could put $10K into each 2 br, and $7K into each 1 br.The issue I'm having is the area is not the nicest.
