I am in talks with a reputable company that signs up proteges in commercial RE, but I am struggling a bit with their terms: the sign-up fee ranges from $10k - $40k, and a definite 50/50 profit split up to $1M mark, meaning the individual gets up to $500k, which could come from cash flow, cashout refi, sale, etc.

A bit on my self I have 3 singles in Dallas Forth-Worth area & 1 single Tampa area I sold 2 flips in Austin, TXIn DFW, I’m doing section 8 , I am getting properties with hard money loan , remodel them, and then re fi them for 30 years , I put around 45-65K for each property I have 4 properties total that cash flowing $300, $500, $1000 (section 8) , $250 per month after all taxes, expenses , insurances , mortgages .. 

Also there is no seasoning for time needed to move into an LLC, there are just seasoning requirements on cash out refinances, but most lenders have no restrictions on these after 6 months.

I'm not a legal expert on if you can make a case for eviction here but there's always a case to be made for trying the "cash for keys" approach.

She paid in full Wednesday but asked me if I would wait to cash the check for a couple days.

Bear in mind I'd still work, say a few days a week and make enough income between rental cash flow and working to clear my annual expenses by at least $25K after taxes.

I have the remaining balance in cash but that ties up a significant amount of capital and overall isn't really justified in the ROE.
