They have removed the density/height bonuses that incentivized green roofs, low/moderate-income housing, limited new build heights (intention of fewer 3 stories) and is forcing the hand of the developers to use more expensive building materials and processes. 

There are also bonus depreciation from from Furniture, landscaping, or appliances that can also be applicable. 

If it is just the labour that you don't have the money for, why not ask the contractor if they are willing to wait to be paid and given a bonus/interest when you sell it? 

It would allow you to accelerate your depreciation and take 100% bonus depreciation which would lower your net income, thus lowering your tax bill and keeping more money in your pocket to invest.

Turnkey is about cash flow, and everything else is a bonus in the end.I have zero interaction with any of the companies you listed, and we don't compete in that market, so this is certainly not about them as businesses or people, specifically.

Consider the ability to refinance to a lower rate down the line as a potential bonus, but not as a given.I would agree with others that you might want to look at new markets and/or look at multifamily properties.

even getting the price down $20K is a great bonus.

For this deal it made sense on its own so if I can add the additional house that will just be a big bonus.

Or not being surprised at the EOY (on one occasion I was hit with a 20k tax bill at EOY instead of a small refund that I typically get due to a bonus that was not withheld properly).  

It is especially important to place the signs on busy roads.Another idea is to go to bulletin boards at local grocery stores and post a flyer.You can also offer a referral bonus if someone helps you get it rented.
