Most nitty-gritty things are best left up to your attorney, but experience and advice on where to find resources that can help are what this forum built for.

In my case, I don't need or want to get bigger for the sake of bigness at this stage of my life.

Without real dollar figures we can only guess how this plays out, but trying to force a sale at the contract price when the seller has to bring cash to the table seems like a waste of resources.

This is a bigger purchase then my first two, so I’m conflicted whether I should hang on to my own funds for the renovation, use for the down payment, keep as a reserve, etc.

He also has a property management company that I haven't yet used, but with that comes good connections and resources that I have taken advantage of.

Also I would suggest you trying to see if there are any Bigger Pockets members in your area who can tell you what they would do for that kind of situation.

Go to some Bigger Pockets meetups, lurk around on the forums, talk to friends or anyone else who's moved to Denver, and find a good agent who shares your love of the city and knows the real estate side inside and out.Good luck!
