I don't mind flipping here when the markets hot, the spreads are great and the homes are selling like hot cakes.But the markets flat right now- hence the hedge funds pulled out of our market , guardian, Blackhawk etc.I like multiple exit strategies that are all great outcomes unless I can make a huge profit.My last flip I sold a couple months ago was at 5540 Norway Dr in Orangevale CA 95660.Where was your recent flip at here?

And you could buy little flats in Japan ( countryside towns)  for 30 to 40k US and they return about 10% cash on cash.. what you have though is the Japanese tenant which is not to be confused with a US tenant..

That of course doesn't answer the question about the PM but there's no real advantage for you in locking yourself into another fixed lease if you can just let the current one ride, especially if you've baked in a method for rent increase.As for the PM, as much as I don't like non-communication either I get the same feeling as @Nathan G. - you come across as pushy or needy and your personalities just don't jive.
