We're getting paid nicely, but they have created many nuisance violations, overheat the place to 80 degrees by using space heaters, even though there is perfectly adequate and working gas baseboard hot water heat, thus blowing circuits in a 120 yr old multi building, and calling us in the middle of the night to come reset a breaker because they don't have power in part of the unit, for having overloaded the circuit with space heaters. 

Does anyone have any heuristics or rules of thumb regarding the price premium (or discount) associated with changing a residential, undeveloped lot to a commercial lot--assuming you can get the zoning change?

I now enjoy working in that capacity, so I do when the opportunity arises, but I'm still able to view properties when I want to, make my own offers, etc.HoweverThere are costs associated with getting (and keeping) your license.

I am a student finishing up my undergraduate degree this year, and I will be relocating from Philadelphia, PA to Boston, MA this summer.

The problem is the National Association or Realtors are pushing the issue as they are "losing" money to wholesalers when they normally don't go after the same types of properties.

I'd love to hear some perspective from this forum.There are some closing costs associated with the lender but the rest are fees from 3rd parties. 

I have a few rentals that have LOCs associated with them and a personal property which was just purchased and does not have an LOC. 

Sometimes depending on the program the provider agency (not you) has a concierge/live-in placed associate.
