Given that you are going from one property to a few and likely out of state, good property management is going to be key.

If not, you might have to pursue legal means which would differ depending on your state/county.Honestly, I hate security deposit dispositions.

These properties were sold a couple of months ago so the possibility of them still being in pending state is remote.Any pointers?

Accomplishing the transfer would simply be a matter of signing an Articles of Transfer or similar document with a title company or an attorney. 

I live in Washington state and am looking for a good area for an STR.

And our property is 5 minutes from Lowe’s, so parts aren’t an issue.The PM’s maintenance team charged 3 hours for each separate job, stating that they include drive time from their office.  

Every state is different, but in Texas QC is not typically good for the buyer. 

They are not strict with tenants, they buy properties in tenant-friendly states/counties, and son on.I would bet you that if one of your RE 'friends' would come on here and show us their business practices, we would see a poorly run business.Anyway, never listen to the naysayers, it sounds like you are set up well and you're on this forum, which gives you a huge advantage.
