If both of those are solid, there are options, but the max I've seen on multi unit non owner properties is 80%, full doc, with decent rates (in the 5's on a 30 year) and 7's on an ARM with no income verification.  

Seems I could force a probate and look to sell the property to pay the mortgage.

Regarding the first two points 1) Source of income as a protected class does not mean you are forced to rent your units below market rents.2) When you ratio comes into play you subtract out the portion of rent the housing program pays, so they need to make 3 times their portion if the rent.Source of income is a protected class in most of the areas I do business and it's not a big deal at all.

No one forces any one.

So it becomes finding a property where you can drive rents (i.e. force appreciation through rehabs) coupled with increased demand in that market.

Even if you are forcing a teantn out, you need to know what hour they are leaving.  

What I mean is I try to buy distressed properties at a discount that need Rehabbing to force appreciation.  

It was the old tenant's choice to move out early for the compensation they received...its has nothing to do with you.You would of been in trouble if you forced them out.

Not much you can do over the years to force any more than the local comps are going to give, no matter how much rents go up.  

A week ago, I went to the property with my agent and a contractor and we realized that there was an attempted forced entry.
