In areas where you may only need builder grade or basic materials (ARVs around $150k or less), you should be able to add for as low as $90/sqft.

During the process I was laid off from work and have relocated to another city until renovation is done and my new job has materialized.

I do all the work so only cost outside of materials will be permits, utilities hookups, part time labour which I calculated in my estimate.

If there are already 2 layers of roofing, you may be required to have both layers stripped off and new decking and roofing material installed.  

Is this sprinkler requirement a dead end or are their alternatives that would allow me to still pursue licensing?

I'm sure BP has some Good material, but if your on a budget like most of us l would recommend you buy some nice study videos at udemy.

So it makes it kind of expensive to take out smaller loans.Lines of Credit - Lines of Credit (LOC) are a good alternative for many investors - especially ones that flip.  

And if anyone can offer an alternative, I'd appreciate that too.
