If you are self-employed with no full time employees your business can sponsor a Solo 401(k), which has higher contributions tools and a few other 401(k) associated plan level advantages in addition to being a very flexible investing tool. 

Shutters and some simple, low maintenance landscaping would certainly create some depth....just be mindful of any additional trimming/weeding when developing the landscape plan.Best of luck!

From your previous experiences, how much additional rent should be charged?

I had a family in their 32 days after I listed it on the sight (who ended up staying for 6 months)....CHBO also will give you a 30 day guarantee...so if no one books your rental within 30 days of listing it, they will extend your membership for an additional 6 months for free...yeah I got that deal too. 

Does the title company need additional  info or documents from the seller.
