My wife and I have been actively connecting with wholesalers and realtors and have found success. 

But if you use the laws of Partnerships, like Syndications, Investing with your friends and family, or just putting together a Venture Partnership, what was previously un-affordable can now be achievable!

Furthermore, if you are having difficulty distinguishing things like emd vs downpayment, who holds the emd, etc it is very likely you will successfully execute a wholesale deal.If you feel you have found a good deal find a veteran and JV with them to learn the process.  

But I haven't met many successful 'self-made' CRE investors who haven't lowered their pain factor, crunched their timeline or increased their learning curve without seeking out a mentor or two on the way.

Hello Everyone,I am actually new to BiggerPockets and look forward to becoming a successful Real Estate Investor in Michigan.

Of all the BP podcasts or success stories on here I don’t think any have said that they went to an expensive seminar and that was the reason for their success .

So I’m hoping with the power of real estate and smart investing I’m able to achieve my goal within the next 10 years.

I realize there are many people who do it successfully out of state and remotely HOWEVER a big part of this game is mitigating risk and I feel there's no easier way than if the property is a short 15 minute drive
