With all of the Dodd Frank and SAFE Act concerns around seller financing I'm wondering if I can simply give a POH to a tenant as part of their rental agreement?

I was hoping for some tips for where to start.

I am looking into buying a small apt complex in the $1m-$2m range and was wonder how people find deals on these.

I have recently sparked an interest in real estate and I am wondering how investors stay up to date on the markets and submarkets that they are interested in investing in?

Anyways in the next few months I should have enough cash to have the option to buy something and I was wondering if I'm completely crazy to attempt to purchase anything while still paying rent for my current place.
