Phill only owed me for one month, plus option fee, 12k, so no big deal I thought, he would pay me, because he moved all his stuff in my building.But several days later, I received a letter from Pay Pal that funds got cancelled again and my account was 2k negative.Only after 1.5 month I realized that I was dealing with a professional cone artist.I filed for an eviction, he didn't show up in court, we changed the locks, kept all his ''junk'' in my building for 30 days and then I hired movers who removed it for 1k.Damage: lost rent and utilities for 3 months 8k, attorneys and eviction fees 1k, 1k to movers, (potential option fee of 20k), plus my time.I learned a very good lesson, if a tenant or buyer can't provide you with their financials, there is something wrong.

Even in states that use that contract, the buyer can put you in court for a wrongful foreclosure circumventing foreclosure laws, such as in Missouri.

I had success buying notes from local thrifts and credit unions.. however I walked in got an appointment with the manger or president and then presented my plan.some of htem were way cool I bought the note 2 weeks before the sale.. and I would either get cashed out by a 3p purchase at court house steps or end up with the asset either way I was happy.you can for sure buy notes in low value areas that have plethora of bad paper and dubious value RE.. but if your thinking WEST coast then I agree this horse left the barn long ago.unless your buying 100 million to billion dollar blocks.. however one off I don't see it ... only private lenders would do that..

Lead limited lead inspection- you need a new inspection for every new tenant        Lead Free Inspection- once you have a lead free cert. you dont need anymore lead inspections.Failure to Pay and Eviction Process- get your system and plan for how to handle that down right away.Find services by companies that can help you so you dont have to do everything yourself such as; rent court services, handyman, rent payment collection, etc.

Your lease will become null and void for renting an illegal unit.You could be forced by the courts in New Jersey to pay 6x the monthly rent for the tenant's relocation costs.God forbid there is a fire in the house and the illegal unit doesn't have the necessary egress for the tenant to escape.
