However...how will I be able to analyze the property and get a contractor to give me a estimated repair cost to know if it is actually a deal or not without making an offer beforehand?

Hey Gabe,Thanks for your reply, you are right, not many lenders or bank does that, but I did contacted one that could do that, will see how it goes. 

Even if I have a cosigner with excellent credit, will I still have great difficultly in getting preapproved due to my short credit history and age?

My previous reply explains some of the extensive renovations needed and they have a tub that currently leaks every time they use it - which ultimately is damaging my property, therefore I need to renovate the unit in a timely manner.
