I've primarily been marketing for multi-family homes and plan to use the BRRR technique to further my investing.

One technique i learnt was to call all the property managers in the area you are looking at.

BTW some of them are very welcoming ( pun intended 😊).Larger city laws have been custom tailored each locally , all in the recent years , to prevent investors from scaling their str business. 

I'm in a seasonal beach town, my rules will different but I think the techniques of figuring out how to meet the needs of the market apply.

I am actively pursuing motivated sellers utilizing a variety of techniques in an effort to build a wholesaler niche and eventually expand into diversified investment company. 

It has been a GREAT resource for getting a general overview of investment strategies, techniques, markets, etc.

It really varies by market, but I know that it is a common technique in seasonal markets to seek out MTR guests to get them through the off-season.I have also found that certain types of units don't work as well as STR. 

Ultimately, success will depend on your individual techniques and experience, so make sure you have done your research and know what works best for your particular situation.

However, if the owner doesn't want either an 'installment sale' or lump sum like you said, it might be best to try to convince the owner, maybe some negotiating techniques, and some other creative ways.Try pitching the sale in the shoes of the seller.
