Fundamental question: is the equity in the house long term worth the risk of a “break even” scenario for a few years if we can cover the mortgage in times of vacancy (barely, but we can do it)?

We took the kitchen and bath down to bare studs and are rebuilding. 

Im wondering if anyone can tell me if they've had any past experiences, good or bad, that i should know about before really pulling the trigger, and also if the state of ohio is a tenant friendly or landlord friendly state.this is my first of many more post to come from me about this market so bare with me here !!

You have home prices that have barely come down since the peak.  

We are currently using Viper Broadband and paying $120/month for wifi that barely works. 

Not putting a hefty size down payment on pretty much anything retail in SoCal right now is more than likely going to bring negative cash flow or barely break even, if you're lucky, I suggest you look at out of state markets where your money will go a little longer. 

I barely use my car anymore and also end up saving so much time and money not driving around in traffic all the time.Since you are familiar with the LA market, do you honestly believe I could do any better if I househacked ?
