Occasionally there is a parent that pays rent for their kid and Venmo is quick and simple because it is all digital transfer so none can do it from anywhere. 

Quick update:Listed the 1 bedroom carriage house on craigslist.

The buyer is saying the lender will question why the home is being sold so quickly after purchase for so much more. 

I've seen things about Philadelphia C.U. and other places in PA that have done it with zero seasoning time, but haven't seen much on this site about institutions that will loan that quickly on NJ properties.

Quick question...if @Michael Tootelian is planning to assign the unit to a cash buyer who doesn't require a mortgage, does that circumvent any issues related to warrantable vs. non-warrantable condos?

I understand that a lot of investors just use general contractors or their own expertise, but I am curious if maybe something like same day home inspections would be helpful, since some deals can get snatched quickly?

There are so many other expenses to take into account but your quick and dirty method kept you out of a mess.
