Give me a solid YouTube video and other instructions online and I can fix some basic things, I try to learn as much as I can to be a good Landlord/Homeowner. 

Ive tried to find the vacant units online and on Craigslist apartments.com and several other sites but there’s no listings for them anywhere at all no pictures no information no for rent sign out front.... literally no info.

Also, depending on your state, check online.  

I did end up taking it and I have gone through the online training, I just have the in-person orientation left and then I can really get started! 

I switched from QB online to desktop because I could not justify the pricing any more.

Having a vetting process is important- but tedious and far less foolproof than just getting multiple referrals or finding a management company with many positive investor reviews online.

WI landlord law is also available online for free.

Obviously I don't want to lose my own funds but I am in this for the long run and my reputation (based on integrity, experience, network, etc.) is more important than the money itself.
