The good thing is you're a BiggerPockets member so you're most likely not a gullible person and you share on BiggerPockets to get feedback and learn.

I am also trying to collect as much as I can from the sellers but not everyone has great data which is why I'm trying to supplement with an online tool.Where does the data come from when using AirDNA and Awning. 

It reminds me regularly to classify my drives as personal or business.

You can drive around town looking for properties that looks distressed, put up signs, let your friends/family know you buy houses, look online, etc. 

You can get the zoning online, waste of time to talk to them until you have a proposed use.

I bought a massive [9,000 sqft +basement] old [est.1900] building [church] at an online auction, site unseen.

All the gurus & mentors tell you that you can do real estate with no money or credit, except, of course, for the money you have to pay them to learn plenty you could easily find for free online or just thru the School of Hard Knocks. 

I personally like west of US-61 and have looked at alot of houses in all pockets of this area.

was thinking of letting them know I leg rent more than a certain amount here in California unless that person decided to move out and one of their other not on the contract tenants signed a new lease at the higher rate?
