So I have set my sights on single family and want to maximize income potential.  

It would be a fun project and would maximize the value of your property and get you insane cash flow.

I use a lot of tax programs when I buy in Ohio to maximize my returns.

Just do you, and don't worry about maximizing every penny.

Most likely way to achieve that is through some value-add (renovations) to maximize rent.

At a certain point, the desire to not lose what you have accumulated overpowers the desire to maximize portfolio growth.  

When a strategy for maximizing returns is effectively implemented, a multifamily investment can prove profitable even through economic shifts, as we are seeing in our current portfolio.

For me, I want to maximize occupancy and revenue, so giving someone a discount or letting them stay for free is a big deal, reserved for my closest family members only (and not even for them during high season, when they have another option).
