I aim for higher end rentals and these just don't seem like a major maintenance headache to me, so I am pro-ceiling fan.

If you contact some of the major title companies, they may offer you access to mobile apps that can calculate local closing costs.

I'm a wholesaler doing the majority of my deals out of Oakland County and I was wondering if there are any active rehabbers/buy and hold investors in Oakland County that want to be added to my cash buyer list.  

I have bought and sold a majority of those houses from one broker, but...yet, it seems as if they don't even care about me being a client.  

However I have heard major banks and other lenders are 45-50 days out for closing times.

New to the real estate market but willing to learn and devote majority of my time to make a brighter future for my family. 

Be sure to check on the HOA; what is their account balance, are there any major/capital projects that are planned/needed.
