I joined BP because it seems to be an education and mentorship style site.My Full schedule limits the amount of time I can commit to real estate and think I will do best with turnkey rentals.

In the mean while I wanted to leverage the BP community power to get more insights on the below points1.

I enjoy learning about the lending side and are always new education lessons that surface which each loan.

You’re betting on appreciation and choosing to lose money monthly (rather than increasing a down payment) to make that educated guess and keep capital in the bank.

If you go to an experienced HML there will be an educational benefit to speaking to them about the property that could be better to have happened before you negotiate the contract.

With my name on two duplexes and with my current LTV's on the properties... what should I do to leverage these properties in order to purchase my next duplex?

IMO, you should use that money and leverage it out.

I just bought my first home and feel like had I been more educated on the literature of the mortgage and process itself it would have went a lot better for me.

Most on this site will suggest you leverage up and buy rentals.. and that is great if you want to be in that field.
