If you have a lot of capital already, a solid income coming in elsewhere from real estate, and want to minimize your headaches / downtime to get a property, than I would say this strategy fits.

Your best investment is in yourself.Consider going to college or learning a trade.Use the funds to invest in something that does not require much time so you can focus on learning.If you do decide to get into real estate, you may want to consider doing a house-hack.It will give you a place to live(potentially saving you a few hundred dollars from paying rent and also giving you training wheels for being a landlord).

There are pros / cons of whatever way you go about it plus a lot of unknowns.If your dad owns the place and it appreciates a lot and he decides to sell it, the gain can potentially be tax free which you wouldn't have the option for if it was a rental.I personally wouldn't do business with family.What if you own it and he rents it from you and you both have a disagreement on rent increases?
