Probably a civil matter, and depending on your state's laws you could end up with a tenant living rent-free until you can evict them.

income, revenue to the state/county, these properties are less likely to be eye sores and can/will help drive up property values for neighbors (catch 22 here)...etc.i live in rural area on Maui and have seen my share of legal and illegal VRs pop up...i don't really have a dog in this fight either way, but would probably like to dabble in this market as well should the rules/laws change...right now the process here on Maui is just too cumbersome (probably that way to make it unattractive) to become a legal VR property.I do wish you luck and ask that you post back with your findings/results for the other Hawaii folks!

Ask them if they know anyone and give them a couple of your cards to pass out to those that are consistently in buying roofing supplies.3) Tax laws in the states are so much different than in Canada, but I can't seem to think that there's a way you could write off an expense that you haven't purchased yet.

The main reason I decided to invest in larger deals is because I realistically can't cashflow in the bay area and looking for small deals on the other side of the country isn't practical to do remotely.
