I know the girl who manages the property because she works at a coffee shop across the street.

I'd suggest you get with a Realtor and buy coffee, meet an attorney and buy lunch, visit a title company and take doughnuts.I like NW Ar, but something about is says, if you ain't from here, you'll wish you had been.

A majority of the time the only thing people use in the kitchen is the coffee maker.

Caldwell is one of the hottest areas in our metro market and this home was a diamond in the rough- needed some love, but within walking distance to great restaurants, parks, hipster coffee shops, etc.

Detroit is just over the bridge from me, so I could buy a dozen instead of a morning coffee, but no thanks.

Read that and the Beginners Guide until you can recite it while underwater or dream about it in your sleep (that's much safer).A good way to get in with some investors ( Buy & Hold or Flippers) would be to offer your landscaping services once every couple weeks for free for some coffee time to ask questions about how they got started.
