As you well know most resi flips are eye liner n mascara on crappy infrastructure.

It's just a bunch of sticks with poorly designed infrastructur.

Then the infrastructure needs to be intact, (roads, power, water, other services).

I understand that there are government plans to help people, but pushing it on the taxpayers only increases inflation and ruins the value of the dollar and the overall market.I don't see how this doesn't affect the world, either we have crazy inflation or a crash in the housing market, or dominos slowly leading to a black swan.This will not be exactly like 2008, as it is now a different situation, but with record inflation, and the supposed 3 trillion infrastructure deal I am worried.I do hope I am wrong...

you bring up a great point though, being able to monitor properties locally is less risky than out of state renting my CA home when i move to AZ.   

But if you can encourage and monitor legal and responsible 4/20 friendliness I do think it gives you a massive advantage on the competition. 

Make sure to choose a city that is still growing and has good infrastructure.
